Tanya Kerr, top-producing real estate expert and founder of T. Kerr Property Group, was featured on Fox 7 Austin in a recent segment titled “Austin Is a Top Buyer’s Market.” The October 23 broadcast spotlighted the growing opportunities for buyers across Central Texas, as the Austin area transitions firmly into a buyer’s market.
According to Unlock MLS September 2025 data, active listings climbed 10% year-over-year to 13,665 homes, and the median sales price dipped 1.8% to $420,000. Homes are averaging 76 days on market with 5.7 months of inventory, all strong indicators that buyers now hold leverage in negotiations.
“Our market is definitely behaving like a buyer’s market” said Tanya Kerr. “Buyers have tremendous opportunity right now – there’s inventory to choose from, room to negotiate, and the ability to secure repairs or concessions that simply weren’t possible in the past. I believe years from now we’ll look back and realize this was one of the best times to buy a home.”
Kerr also noted a rise in contract cancellations, which she attributes to buyer confidence and increased options. “We’re seeing more cancellations than before, but that really reflects the freedom buyers have in this market. If they don’t get the repairs or concessions they request, they’re willing to move on because they know there are other homes available,” she explained.
Despite the shift, Kerr emphasized that sellers can still find success if they prepare strategically. “It’s not a strong seller’s market, but there are absolutely wins to be had,” she said. “Sellers who take the time to prep their home, make necessary updates, stage well, and price competitively are still closing successfully. Every property has to tell a story, and when that story connects with buyers, results follow.”
