The Certified Luxury Home Marketing Specialist (CLHMS) designation, awarded by the Institute for Luxury Home Marketing, is the most widely recognized credential in luxury real estate. It is not a course you sign up for and complete in an afternoon.

Earning the CLHMS requires:

  • Documented performance in the top 10% of the market by sales price in your area
  • A required threshold of completed luxury transactions, not just listings

In short, CLHMS is earned through results, not purchased. When a seller sees CLHMS after an agent’s name, it’s confirmation the agent has actually closed luxury deals, repeatedly, and at the level the seller is now contemplating.

Higher tiers, including Guild and Million Guild recognition, are reserved for agents performing at even higher price points and volumes. Sellers should ask about these distinctions when interviewing agents. They reveal what a marketing brochure can’t.
